Moire is now under construction, and the future of Newlyne is starting to take shape on the ground!
Moire is the residential heart of the Newlyne precinct in Lyneham, a collection of 54 architecturally considered apartments. Set deeper within the precinct, Moire looks across the new Yowani course on one side and toward Black Mountain on the other, with a 10,000 square metre central park, a future retail and commercial building and the light rail all sitting between it and Northbourne Avenue. Completion is set for the middle of 2027.
The change on the ground is striking. The Yowani site has long been a familiar stretch of Lyneham, and the original land in front of the country club has given way to one of the most ambitious renewal projects in Canberra's north.
What stood as a single-storey accommodation block just a year and a half ago has been cleared, levelled and prepared. Bulk earthworks are well advanced, the deep retaining walls are now in place, and the building's full footprint is laid out across the site.
MORE THAN AN APARTMENT, A WHOLE PRECINCT
Newlyne is being built on nine hectares of Yowani land, with a masterplan that gathers residential, commercial and future retirement living around the central park. Once fully realised in the early 2030s, more than 3,000 residents will call this neighbourhood home, set across one of the more thoughtful new communities coming together in Canberra.
The whole precinct is all-electric and built with sustainability at its core: extensive water retention, on-site solar, EV charging, full insulation and double glazing throughout, all targeting a strong Green Star rating. Pair that environmental commitment with the new country club next door and the CBD just a short ride away, and few inner-city addresses come together quite like this.
With site works well under way and the building's foundations now taking shape, Moire is no longer just a plan on a page. It is one of the rarer combinations on offer in Canberra: a home with golf course and Black Mountain views, a generous park at the doorstep, and a precinct designed to grow with the city around it.
